The gross yield calculation
Gross yield = annual rent ÷ purchase price. One-bedroom: $1,708 × 12 = $20,496 a year, divided by $669,900 = 3.1%. Two-bedroom rent against the same median price gives 3.9%. Substitute the actual price of the unit you are considering — the median is only a reference point.
What gross yield ignores
Strata fees, property tax, insurance, maintenance, vacancy, management and mortgage interest all reduce it.
