Where the inventory is
The table below is computed from active MLS listings built in 2026 or later and refreshes daily. It shows where supply sits today and how long homes are taking to sell, which is the honest starting point for a purchase decision — no forecast attached.
Yield before you buy
Gross yield is rent × 12 ÷ price. It ignores strata fees, property tax, insurance, vacancy, management and financing, so it is a filter rather than a return. We publish the arithmetic city by city from CMHC survey rents and current list prices so you can see exactly where the number comes from.
Deposits and capital timing
Most BC presale deposits total 5–15% of the purchase price, staged across several instalments, with promotional structures occasionally as low as 2.5–5%. Deposits are held in trust under REDMA. For an investor the deposit schedule matters as much as the total: it determines how long your capital sits in trust earning nothing before completion. Compare schedules across releases, not just headline percentages.
Assignments and exit
An assignment sells your contract before completion. It is only possible where the developer's contract permits it, often with a fee and marketing restrictions, and it is taxed differently from a resale. Plan the exit before you enter, and read the assignment clause during the 7-day rescission period.
Completion pipeline

Can I assign a presale contract before completion?
Only where the developer's contract allows it, and the terms vary widely — some prohibit assignment, some charge a fee, some require the unit to be re-marketed through the developer. The assignment clause is in the purchase agreement and the disclosure statement; read it before you write, not after.
What rental yields are realistic in Metro Vancouver?

Does GST apply to a new investment property?
GST applies to new homes in BC. The new housing rebate is available to qualifying purchasers, and the rules differ for owner-occupiers and for landlords using the new residential rental property rebate. Your accountant should confirm your position before you write.
Do I pay for your representation?
No. On virtually every presale project the developer pays the buyer-agent commission out of its marketing budget, and we confirm that project by project. Register through us before your first sales-centre visit or you can lose the right to independent representation.
Presale or move-in ready for an investor?
A presale defers rent until completion but stages your capital; move-in ready new construction rents from day one at today's price. Both are on this site and the right answer depends on your holding period and cash flow, not on a slogan.
Is there interest paid on my deposit?
No. BC presale deposits do not pay buyer interest. They are held in trust under REDMA.
What happens if the project is delayed?
Presale contracts carry an estimated completion date and an enforceable outside completion date. Delays are common; the outside date and the developer's disclosure obligations under REDMA govern your rights, and we review those clauses with you.
